EPCs

Energy Performance Certificates support property sale, lease, compliance and building energy performance requirements.

Scope and evidence

Built around planning, development and compliance decisions.

Use this page to understand when the service is usually needed, what evidence is reviewed and what information helps us quote accurately.

  • Planning and regulator context
  • Clear deliverables and next steps
  • Linked services considered early

The evidence needed varies with the property type and whether the certificate is for an existing building or forms part of a new-build completion process. Access and accurate building data are key to a reliable assessment.

When this service is used

Used for sale, lease, compliance, construction handover or energy performance documentation.

Planning and project supportUsed for sale, letting, compliance and building handover where an Energy Performance Certificate is required.
Risk and programme controlProviding property details and access early avoids delays when a transaction or handover depends on the certificate being lodged.
02

What the report normally includes

  • Property and EPC requirement review
  • Energy performance assessment route
  • Certificate or compliance output as scoped
  • Clear advice on required information
  • Recommendations where related energy services are needed
03

What we need from you

Providing the right information at the start helps us confirm the scope, quote accurately and avoid back-and-forth once the work is underway.

  • Property address
  • Property type and use
  • Access arrangements if assessment required
  • Plans/specification where relevant
  • Deadline for sale, lease or handover

An EPC depends on the right assessment route and building information

Domestic energy assessor carrying out an EPC inspection at a UK home.
Property energy assessment supporting compliance and informed improvement decisions.
What a robust scope should cover
  • Confirmation of property type and applicable EPC assessment route
  • Building geometry, construction and insulation information
  • Heating, hot-water, lighting and ventilation systems as relevant
  • Glazing and other energy-performance characteristics
  • Site inspection or design/as-built information depending on the route
  • Certificate production and any associated recommendations
What the work should leave you with
  • A lodged energy-performance rating for the assessed property
  • A consistent record of the building information used
  • Recommendations where the assessment methodology provides them
  • A clear link to SAP or other energy work where the project requires it
Why the detail mattersThe smoothest EPC workflow comes from identifying the correct route first. New-build, domestic and non-domestic properties do not all use the same evidence or assessment process.

Useful to know before you enquire

Tell us what kind of property it isDomestic, non-domestic and new-build projects can follow different assessment routes.
Access should be arranged in advanceFor existing-building assessments, the assessor needs suitable access to inspect the relevant elements and systems.
Documentation can improve the evidencePlans, specifications and records of insulation or services can help where elements are not directly visible.

FAQ

Common questions

How long is an EPC valid?

EPC validity is generally ten years unless a newer certificate is produced, although the practical requirement depends on the transaction and property circumstances.

Do I need an EPC for every property?

There are exemptions and different rules for some property types. Send the property details and intended transaction if you are unsure.

Can you coordinate a new-build EPC with SAP?

Yes. For new dwellings the final certificate is closely linked to the as-built SAP assessment and should be coordinated with the completion information.
